1. Renter Requirements

The individual making the reservation (the "Guest") must be the same person as the credit cardholder used for payment. Any additional occupants shall be regarded as "Invitees" of the Guest. All communications, including but not limited to reservation modifications, cancellations, and discussions regarding damages, shall solely be addressed with the Guest.

2. Payment Procedure

  • Balance Due: 100% of the total reservation cost is due 30 days prior to the arrival date.
  • Failure to Pay: Failure to remit the balance by the due date may result in the automatic cancellation of the reservation without a refund of any initial deposits.

3. Cancellation Policy & Travel Insurance

  • 30+ Days Before Arrival: 100% of the deposit is refundable.
  • Less than 30 Days Before Arrival: No refund or credit will be issued.
  • Unforeseen Circumstances: Refunds shall not be granted for disruptions due to circumstances beyond the control of Peak to Creek Properties, including but not limited to weather, road closures, power outages, natural disasters, pandemics, or government actions.
  • Travel Insurance: We strongly recommend that Guests purchase comprehensive Travel Insurance to protect their investment against unforeseen cancellations.

4. Mandatory Accidental Damage Protection (Non-Refundable)

A mandatory, non-refundable Accidental Damage Protection (ADP) fee is applied to all bookings. This fee provides limited coverage for reported accidental damage to the property as follows:

  • Studio/1 Bedroom: $25 (up to $500 coverage)
  • 2 Bedroom: $35 (up to $750 coverage)
  • 3 Bedroom: $50 (up to $1,000 coverage)
  • 4 Bedroom: $70 (up to $1,250 coverage)
  • 5 Bedroom: $90 (up to $1,500 coverage)
  • Reporting: All accidental damages must be reported within 24 hours of departure. Intentional damage, negligence, theft, or misuse is not covered.

5. Damage Pre-Authorization Hold

A pre-authorization hold will be placed on the Guest’s credit card one (1) day before arrival. This is not a charge but a temporary hold:

  • Studio/1 Bedroom: $500 CAD | 2 Bedroom: $750 | 3 Bedroom: $1,000 | 4 Bedroom: $1,500 | 5 Bedroom: $2,000
  • Usage: Peak to Creek Properties reserves the right to charge the hold for damages exceeding ADP limits, lost keys/FOBs, excessive cleaning, or fines incurred during the stay.

6. Arrival & Departure

  • Check-In: 4:00 PM. Same-day bookings may have check-in adjusted to 7:00 PM to ensure property readiness.
  • Check-Out: 10:00 AM.
  • Early/Late Access: Subject to availability and may incur additional service fees.

7. Keys, FOBS, and Parking Passes

Guests are responsible for all keys, building FOBS, and parking passes provided.

  • Lost Parking Pass: $150 fine per pass.
  • Lost Building FOB/Key: $250 fine per item (to cover hardware replacement and administrative time).

8. Minimum Age & Occupancy

  • Age: The Guest must be at least 21 years of age and must be present throughout the stay.
  • Occupancy: The number of occupants must not exceed the maximum listed on the reservation. Parties, "stag/stagette" groups, and non-registered visitors are strictly prohibited and may result in immediate eviction without refund.

9. Local Bylaws & Good Neighbour Policy

Guests must comply with all local municipal bylaws and building-specific regulations (e.g., Strata Bylaws).

  • Quiet Hours: 10:00 PM to 8:00 AM.
  • Fines: Any fines issued to the property or owner (by the City, Municipality, or Strata) due to Guest conduct, noise, or waste management violations will be charged to the Guest plus a $100 administrative fee.

10. Smoking, Vaping & Cannabis

Smoking of any kind—including tobacco, cannabis, and vaping—is strictly prohibited inside the property, on balconies, and in all common areas. Violation of this policy will result in a $500 fine plus the cost of deep cleaning and ozone treatment.

11. Pets

Pets are only permitted in designated "Pet-Friendly" properties with a paid fee ($75 for 1-3 bedrooms; $100 for 4+ bedrooms). Unauthorized pets will result in a $500 fine and possible eviction.

12. Internet & EV Charging

  • WiFi: Complimentary high-speed internet is provided. Peak to Creek Properties is not liable for service provider outages. Illegal downloading or copyright infringement is strictly prohibited.
  • EV Charging: Charging electric vehicles via standard building outlets is strictly prohibited due to fire hazards and local regulations. Guests may only use designated EV charging stations where provided.

13. Safety & Maintenance

  • Security: Guests must keep all doors and windows locked when not at the property.
  • Fireplace Safety: For properties equipped with a wood-burning fireplace, the flue (damper) must be fully open before lighting to allow smoke to exit the unit. Only manufactured/compressed logs (e.g., Duraflame) are permitted. The use of natural firewood is strictly prohibited.
  • Prohibited Items: Use of candles, fireworks, or other flammable hazards is strictly prohibited.
  • Right of Entry: We reserve the right to enter for emergencies or necessary repairs with reasonable notice.

14. Waste Management & Check-Out

The property must be left in a generally tidy condition.

  • Tasks: Guests are asked to start the dishwasher and dispose of all garbage/recycling in the designated building bins.
  • Excessive Cleaning: Costs for excessive cleaning or biohazard removal will be charged to the Guest.

15. Indemnity & Limitation of Liability

Peak to Creek Properties acts solely as a rental agent. The Guest agrees to indemnify and hold harmless Peak to Creek Properties, its officers, employees, and the property owners from any claims, personal injury, property loss, or damage arising from the Guest's use of the property.

16. Force Majeure

Peak to Creek Properties shall not be liable for failure to perform due to events beyond reasonable control (natural disasters, war, pandemics, etc.). In such cases, reservations may be cancelled or modified without liability.

17. Dispute Resolution

Any disputes shall be governed by the laws of the Province of British Columbia. Parties agree to first attempt resolution through good-faith negotiations. Unresolved disputes shall be submitted to binding arbitration in Vancouver, BC.
